7.Insurance
TheLandlordshallmaintainadequateinsurancecoveragefortheProperty,includingliabilityinsurance.TheTenantshallberesponsibleforobtainingandmaintainingtheirowninsurancecoveragefortheirpersonalbelongings.
8.AssignmentandSubletting
TheTenantshallnotassignorsubletthePropertywithoutthepriorwrittenconsentoftheLandlord.
9.TerminationandDefault
IntheeventofabreachofanytermorconditionofthisAgreementbyeitherparty,theotherpartymayterminatethisAgreementuponwrittennoticetothebreachingparty,andthebreachingpartyshallbeliableforanydamagesresultingfromsuchbreach.
10.GoverningLawandDisputeResolution
ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsofthejurisdictionwherethePropertyislocated.AnydisputesarisingoutoforinconnectionwiththisAgreementshallberesolvedthroughmediation,andifmediationfails,througharbitration.

3.**MaintenanceandRepair**:TheLandlordshallberesponsibleforthemaintenanceandrepairoftheProperty.TheLandlordmayhirethePropertyManagementCompanytoperformsuchservices,buttheLandlordretainsultimateauthorityandliabilityforthequalityandtimelinessofthemaintenanceandrepairs.

**Tenant'sRightsandObligations:**
