1、項(xiàng)目用地協(xié)議乙方：甲乙雙方經(jīng)友好協(xié)商，就乙方擬在化工園區(qū)內(nèi)投資建設(shè)年產(chǎn)項(xiàng)目用地一事，達(dá)成項(xiàng)目用地協(xié)議如下：一、使用土地位置、面積乙方擬投 * 建的年產(chǎn)項(xiàng)目位于 * 化工園區(qū)， *，南臨，西至,北至,占地面積約平方米，實(shí)際用地面積以規(guī)劃確定面積為準(zhǔn)（詳見(jiàn)附圖）。二、使用土地價(jià)格及付款方式依據(jù)國(guó)家有關(guān)規(guī)定，用地單價(jià)暫定為元/ 平方米（實(shí)際單價(jià)以土地評(píng)估單位評(píng)估價(jià)為準(zhǔn)），合計(jì)人民幣大寫(xiě)元整，￥元。本協(xié)議簽定后三日內(nèi)預(yù)付款人民幣大寫(xiě)元整，￥元，剩余部分在辦理土地招拍掛手續(xù)時(shí)一并交齊，多退少補(bǔ)。三、甲方的權(quán)利義務(wù)1、主動(dòng)積極為乙方服務(wù)，協(xié)助乙方辦理規(guī)劃、土地手續(xù)。2、提供基礎(chǔ)設(shè)施配套服務(wù)，公用工程配套達(dá)

2、到使用要求。四、乙方的權(quán)利義務(wù)1、在甲方的協(xié)助下，按有關(guān)部門的要求辦理規(guī)劃、土地等手續(xù)，并提供相關(guān)資料。2、要按照國(guó)家規(guī)定的投資強(qiáng)度、容積率進(jìn)行投資建設(shè)，可享受招商引資的優(yōu)惠政策。第1頁(yè)共5頁(yè)3、乙方承擔(dān)辦理建設(shè)用地手續(xù)發(fā)生的相關(guān)稅、費(fèi)，即摘牌費(fèi)（土地評(píng)估費(fèi)、公告費(fèi)、公證費(fèi)、宗地圖測(cè)繪費(fèi)）、土地管理費(fèi)、建設(shè)用地管理費(fèi)、土地登記費(fèi)、建設(shè)用地管理費(fèi)、契稅等。4、嚴(yán)格按規(guī)劃設(shè)計(jì)要求組織施工建設(shè)，如有變動(dòng)，需提前告之甲方，不得擅自修改規(guī)劃，否則后果自負(fù)。5、根據(jù)生產(chǎn)崗位的需要，乙方在用工時(shí)，在同等條件下優(yōu)先安置化工園區(qū)被征用地后剩余勞動(dòng)力就業(yè)，并依據(jù)有關(guān)規(guī)定辦理相關(guān)用工手續(xù)。五、未盡事宜另議。此協(xié)議一

7、sting of land is handled.III. Rights and obligations of Party A1. To provide Party B with active service and assist Party B to handle procedure of planning land.2. 8、ghts and obligations of Party B1. With the help of Party A, Party B will handle procedure of planning land as the requirements of the relevant departments.2. To invest according to investment intensity and floor area ratio and shall enjoy preferential policy to attract foreign investments.3. Party B

9、 shall bear relevant taxation and fee, namely delisting fee (land assessment fee, notice fee and map measurement fee), land management fee, construction land management fee and contract tax and so on when handling procedure of construction land.4. To organize construction severely according to the p

10、lanning requirements. In case of any changes, Party B must notify Party A in advance and must not amend the planning without authorization otherwise Party B shall be responsible for any resulting consequences.5. On demand of production position, Party B shall give priority to utilize the surplus man

11、power under the same conditions after the chemical zone is used and handle relevant employment procedure in accordance with relevant provisions.V. Unmentioned matters shall be discussed separately.The agreement is made in quintuplicate. Three copies will be held by Party A and two copies by Party B.
