LeaseAgreement(2025Version)中英文對照范本本租房合同協(xié)議(以下簡稱“合同”)由以下雙方于年月日簽訂:出租方(以下簡稱“甲方”):姓名/公司名稱:地址:身份證/統(tǒng)一社會信用代碼:聯(lián)絡(luò)方式:承租方(以下簡稱“乙方”):姓名/公司名稱:地址:身份證/統(tǒng)一社會信用代碼:聯(lián)絡(luò)方式:鑒于甲方作為出租人合法擁有位于(以下簡稱“租賃物業(yè)”)的所有權(quán)或合法使用權(quán),乙方希望承租該物業(yè)用于(用途),雙方本著平等、自愿、誠實信用的原則,就租賃事宜達成如下協(xié)議:第一條租賃物業(yè)描述TheDescriptionoftheLeasedProperty1.1甲方出租的租賃物業(yè)位于,具體位置及面積以雙方確認(rèn)的測量報告為準(zhǔn)。1.2租賃物業(yè)的用途為,未經(jīng)甲方書面同意,乙方不得擅自改變用途。1.3租賃物業(yè)的現(xiàn)狀及設(shè)施設(shè)備情況詳見附件《物業(yè)交付確認(rèn)書》。第二條租賃期限TermofLease2.1租賃期限為年,自年月日起至年月日止。2.2如果雙方均無異議,本合同可續(xù)租,具體續(xù)租事宜需另行簽訂書面協(xié)議。第三條租金及支付方式RentandPaymentTerms3.1每月租金為人民幣元(大寫:),不含稅,若需開具發(fā)票,相關(guān)稅費由乙方承擔(dān)。3.2租金支付方式為,支付日期為每月日前。3.3乙方應(yīng)按時支付租金,若逾期支付,甲方有權(quán)按日收取未付部分%的滯納金,逾期超過日的,甲方有權(quán)解除合同并要求賠償損失。第四條押金SecurityDeposit4.1乙方需支付人民幣元(大寫:)作為押金,用于保障租賃期間甲方的合法權(quán)益。4.2押金不計利息,租賃期滿后,若乙方無違約行為且已結(jié)清所有費用,甲方應(yīng)全額退還押金。4.3若因乙方原因?qū)е录追绞軗p,甲方有權(quán)從押金中扣除相應(yīng)金額,不足部分有權(quán)追償。第五條雙方權(quán)利與義務(wù)RightsandObligationsofBothParties5.1甲方權(quán)利與義務(wù):5.1.1甲方有權(quán)按時收取租金及各項費用。5.1.2甲方應(yīng)提供租賃物業(yè)的合法證明文件,并確保租賃物業(yè)的合法性。5.1.3甲方不得在租賃期間隨意提高租金或改變租賃條件。5.1.4甲方應(yīng)承擔(dān)租賃物業(yè)的(如維修、稅費等)費用。5.2乙方權(quán)利與義務(wù):5.2.1乙方有權(quán)在租賃期內(nèi)合法使用租賃物業(yè)。5.2.2乙方應(yīng)按時支付租金、押金及相關(guān)費用。5.2.3乙方應(yīng)合理使用租賃物業(yè)及其設(shè)施,因使用不當(dāng)造成損壞的,應(yīng)承擔(dān)維修或賠償責(zé)任。5.2.4乙方不得在租賃物業(yè)內(nèi)從事違法活動或違反公共道德的行為。第六條合同的變更與終止ModificationandTerminationoftheContract6.1經(jīng)雙方協(xié)商一致,可書面簽訂補充協(xié)議變更本合同條款。6.2若因不可抗力導(dǎo)致合同無法履行,雙方可協(xié)商解除合同,租金按實際使用時間結(jié)算,押金退還。6.3任何一方違約導(dǎo)致合同解除,違約方應(yīng)賠償守約方的損失。第七條違約責(zé)任LiabilityforBreachofContract7.1乙方未按時支付租金或費用,視為違約,甲方有權(quán)解除合同,要求乙方立即退租并支付未付租金及滯納金。7.2乙方擅自改變租賃物業(yè)用途或轉(zhuǎn)租的,甲方有權(quán)解除合同,押金不予退還,乙方需賠償損失。7.3甲乙雙方應(yīng)嚴(yán)格履行合同,任何一方不得無故解除合同,否則需承擔(dān)相應(yīng)的違約責(zé)任。第八條爭議解決DisputeResolution8.1因本合同引起的爭議,雙方應(yīng)友好協(xié)商解決;協(xié)商不成的,任何一方可向租賃物業(yè)所在地有管轄權(quán)的人民法院提起訴訟。第九條其他條款OtherProvisions9.1本合同未盡事宜,雙方可簽訂補充協(xié)議,補充協(xié)議與本合同具有同等法律效力。9.2本合同一式份,甲乙雙方各執(zhí)份,自雙方簽字蓋章之日起生效。甲方簽署:Name/Company:Signature:Date:乙方簽署:Name/Company:Signature:Date:附件:物業(yè)交付確認(rèn)書甲方的身份證明文件乙方的身份證明文件租賃物業(yè)權(quán)屬證明英文版本:Residential

Lessor'sRightsandObligations:5.1.1

to

timely

receive

rent

and

other

fees.5.1.2

Lessor

shall

provide

legitimate

documentation

of

Leased

Lessor

shall

not

unilaterally

increase

the

rent

or

alter

lease

terms

during

lease

term.5.1.4

Lessor

shall

bear

the

costs

of

relating

to

the

Leased

Property.5.2

Lessee'sRightsandObligations:5.2.1

Lessee

has

the

right

to

legally

use

the

Leased

Property

during

the

lease

term.5.2.2

Lessee

shall

pay

rent,

security

deposit

and

other

fees

in

a

timely

manner.5.2.3

Lessee

shall

use

the

Leased

Property

and

its

facilities

reasonably,

and

shall

bear

the

cost

of

repair

or

compensation

for

damage

caused

by

unreasonable

use.5.2.4

Lessee

shall

not

engage

in

illegal

activities

or

actions

contrary

to

public

morals

within

the

Leased

Property.Article

6ModificationandTerminationoftheContract6.1

Both

parties

may

enter

into

a

written

supplementary

agreement
